What is your pet policy?
Fenton Oaks is a Pet Friendly Community! There is an aggressive dog breed restriction and limit of 2 pets per household. The office must be notified prior to getting a pet and it must be registered with the office. We need copies of city license, proof of shots and a photo. There is a small monthly Pet Charge added to Rent.
What is involved in the application process?
We do a credit, tenant history, and criminal background check for all prospective Leasers. Additionally, our policy is to conduct criminal background checks for all occupants over 18 years of age.
Can we submit a paper application?
Yes! You can pick-up a paper application in our office, or we are happy to email you a copy that you can print out.
What School District are you in?
Fenton Area School District.
How much is lot rent and what does it cover?
$505 and that covers trash pick-up and the daily operations of the Community.

Absolutely. We work with banks that help facilitate competitive financing of our homes. Some are able to work with damaged credit in many cases. We recommend that you pre-qualify. That way, you can feel more confident knowing your budget and we can find out which home will be perfect for you and your family. You can also find finance sources on your own and you absolutely do not need to work with us to obtain financing, we're just here to help if you choose.
Is Fenton Oaks a Senior 55+ Community?
Fenton Oaks is an All-Age community, however, a majority of households are occupied by 55+ residents, and the community is a perfect place for retirees.
What is a Manufactured Home?
Manufactured Homes, also called Modular Homes and Trailers, is a type of housing that is built in a factory and then transported to its final location. Unlike traditional site-built homes, which are constructed entirely on the property, manufactured homes are constructed in sections in a controlled factory setting and then assembled on-site. Some advantages of Manufactured Homes are that they are more cost efficient to build than site-built and maintenance is often easier.
How long does the approval process take?
In most cases you can be approved immediately, once approved you can purchase any available home the same day.
Are there any Homes available to purchase?
Visit our "Current Listings" page to view our current for sale inventory. If there are no homes listed, we encourage you to call our office and enquire on what might be coming available soon. We typically have one or two homes that are in the process of being made ready for sale. Additionally, we sometimes have a waitlist to purchase homes within the community, and calling will make sure you are on it.
